Question: Can you please clarify the buyer's premium? Is the $1500 in addition to 2.7% ? Why would there be 2.7% plus $1500 plus $299 technology fee ?
Answer: They "Buyers Premium" is a auction fee paid to the auctioneer from the Buyer upon Auction Agreement. The %2.7% Agency cooperation is a commission paid from the seller to the cooperating broker. The $299 Technology fee is paid to the Auction Website for hosting the auction. If you have any other questions...Please feel free to ask or call even.
Question: How does the Auto Bid work? It looks like when someone else bids, then you bid is put in at $2,500 above the last bid? Does this go on forever or do we put an upper limit on our auto amount?
Answer: If you want you to enter the maximum amount you're willing to pay for the property. The seller and other bidders won't know your maximum bid amount.Our system places bids on your behalf starting with the next bid increment for the property. It will bid as much as necessary to make sure that you remain the high bidder (or to meet the reserve price, if there is one). It will keep bidding for you until bidding reaches your maximum amount.If another bidder has placed the same bid before you or a higher maximum bid, the system will let you know that you've been outbid so that you can place another bid if you want. However, if no other bidder has a higher maximum bid at the end of the auction, you are the winner even if your bid doesn't go as high as your maximum bid. You could pay significantly less than your maximum price. This means you don't have to keep coming back to re-bid every time another bid is placed.You won't necessarily pay the amount of your maximum bid. Our system will increase your bid on your behalf, using only as much of your bid as is necessary to maintain your high bid position. Your maximum bid is kept confidential (until it is exceeded by another bidder).

Terms

 

  1. Buyer should at their own discretion “due diligence” including but not limited to any and all inspections PRIOR to bidding unless otherwise noted differently in auction.
  2. To bid on any of our auctions, buyer must be of legal age to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.
  3. While auction is "active", all bids MUST be placed online.  Written offers will not be accepted.
  4. Seller reserves the right to postpone or cancel this auction at any time for any reason.
  5. Seller reserves the right to a final review of all bids received.
  6. Seller may accept or reject any bid regardless of whether or not there is a reserve or if reserve price has been met.
  7. A “Buyers Premium” of $1500 is Due from the buyer at Auction Agreement.
  8. A “Technology Fee” of $299 will be added to the contract as a buyers closing cost to purchase the property.
  9. Buyer’s agent commission of 2.7% is being offered and paid by the seller at closing.
  10. Buyer’s agent must register their buyer in order to receive a commission.
  11. All bids are placed in US Dollars.
  12. If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.
  13. The bidding will be open and everyone will have access to the bid history during the auction.
  14. As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.
  15. If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.
  16. The high bidder will be notified via email after the auction ends.
  17. Within 24 hours of auction close, winning bidder will be asked to obtain loan pre-approval or show proof of funds and sign a no contingency special sales contract written by listing agent at the winning bid amount + any fees based on the terms described herein.
  18. Sale is “as-is”, "where-is". Seller will not make any repair requests.
  19. When contract is signed, winning bidder will put up 2.5% of the sale amount or $2500 (Whichever is greater) earnest money consideration to be held at Title Company handling the closing.
  20. Closing will take place at agreed upon Title Company within 30 days of signing the contract.
  21. Winning bidder may, at their option and expense order a title examination and insurance.
  22. Seller will include the following personal property in the sale: None
  23. Seller will exclude the following real property from the sale: None
